摘要

当今社会房屋租赁买卖是必不可少的，人们不管走到哪里都需要有一个温馨的家，有一个落脚之地，所以房屋租赁市场也是非常火爆！不管是房屋租赁公司或者是个人都需要一套完整的管理系统来掌握整个市场信息。针对这一需求，本文设计并实现了一套基于微信小程序的房屋租赁系统，力求能简洁高效地解决房屋出租管理方面的问题。

本文讲述了基于微信小程序的房屋租赁系统的设计与实现。结合电子管理系统的特点，分析了房屋租赁系统的现状，给出了基于微信小程序的房屋租赁系统实现的设计方案。

本论文主要完成不同用户的权限划分，不同用户具有不同权限的操作功能，在客户端，主要有房东和租户两个角色可以登录，租户可以实现对房屋租赁的查询、查看及读数，还能查看房东信息，修改个人信息等；房东可以对发布房屋租赁信息和电表读数等信息，还能查看租户信息，修改个人信息等；在WEB服务端，管理员可以对用户和房东的信息进行管理，还能对房屋租赁、电表读数、轮播图、系统公告等进行相应的操作。

Abstract

In today's society, housing rental is indispensable. No matter where people go, they need a warm home and a place to settle down, so the housing rental market is also very hot! Both housing rental companies and individuals need a complete management system to master the whole market information. In view of this demand, this paper designed and implemented a house rental system based on wechat small program, and tried to solve the problems of house rental management in a simple and efficient way.

This paper describes the design and implementation of the house rental system based on wechat small program. Combined with the characteristics of the electronic management system, this paper analyzes the current situation of the housing rental system, and gives a design scheme for the realization of the housing rental system based on wechat small program.

This paper is mainly to complete the division of different users' permissions, different users have different permissions of the operation function, in the client, there are mainly two roles of landlord and tenant can log in, tenants can realize the house rental inquiry, view and reading, but also to view the landlord information, modify personal information; Landlords can release rental information, electricity meter readings and other information, but also check tenant information, modify personal information; On the WEB server, the administrator can manage the information of the user and the landlord, and also operate the house rental, electricity meter reading, broadcast chart, system announcement and so on.

作为一个管理房屋租赁的系统，数据流量是背景大的，所以系统的设计必须满足使用方便，操作灵活的要求。所以在设计基于微信小程序的房屋租赁系统应达到以下目标：

（1）界面要美观友好，检索要快捷简易，数据存储要安全可靠；

（2）全面展示所有房屋租赁信息，让租户可以更全面的查看自己喜欢的房屋租赁信息；

（3）便于用户快捷地进行房屋租赁信息查询；

（4）用户可以随时修改自己的基本资料；

（5）系统公告公布基于微信小程序的房屋租赁系统内的最新信息；

（6）系统操作简单，易于维护；

（7）系统运行稳定、安全可靠。

(a) 服务端——管理员；管理员使用本系统涉到的功能主要有：个人中心、租户管理、房东管理、房屋租赁管理、电表读数管理、系统管理等功能。

(b)客户端——租户：租户进入系统可以对首页、图书信息、我的（用户信息、房东、房屋租赁、电表读数、我的收藏管理）进行相应操作。

(c)客户端——房东：房东进入系统可以首页、图书信息、我的（用户信息、租户、房屋租赁、电表读数、我的收藏管理）进行相应操作。
