On July 23rd, the marketing center of Kinglan City, a building complex located in the Changxihu New District and covering an area of 1,000 mu opened and welcomed nearly 1,000 visitors. This is one example of the rebounding popularity of real estate in Zhengzhou since June. Compared with May, the number of visitors to real estate projects in Zhengzhou rebounded to varying degrees in June. To a certain extent, the popularity and marketing indices are indicators of market confidence and vitality in the current real estate market.

7月23日,位于常西湖新区的千亩大盘星联城营销中心开放,近千人到访。这只是6月以来郑州楼盘人气回升的一个案例。较之5月,6月郑州各楼盘到访人气不同程度地有所回升。对于当下房地产市场而言,人气指数与营销指数在一定程度上就是市场信心指数、活力指数。

To coordinate the COVID-19 prevention and control with economic and social development, the central government has repeatedly proposed putting more of a focus on stable growth since the beginning of this year. On March 1st, theNotice on Promoting the Virtuous Cycle and Healthy Development of the Real Estate Industrywas issued, which enacted 18 measures to promote the healthy and stable development of the real estate market in Zhengzhou in five areas: supporting reasonable housing demand, improving housing market supply, increasing credit financing support, advancing resettlement housing construction and transformation, and optimizing the real estate market environment. Meanwhile, the "Ten Thousand People Help Ten Thousand Enterprises" campaign was held in the real estate industry throughout the city.

3月1日,郑州发布《关于促进房地产业良性循环和健康发展的通知》,从支持合理住房需求、改善住房市场供给、加大信贷融资支持、推进安置房建设和转化、优化房地产市场环境五个方面,提出了促进郑州市房地产健康平稳发展的十八条措施。同时,在全市范围内,深入开展房地产行业“万人助万企”活动。

On June 15th, the Zhengzhou Municipal People's Government issued policies and measures to stabilize economy and promote growth, in particular to push forward the stable and healthy development of the real estate industry. The government encouraged commercial banks in Zhengzhou to set a low interest rate limit of 4.25% for a first home loan and reduce the down payment ratio for a second home to 40%.

6月15日,郑州市人民政府印发稳经济促增长政策措施,其中提出,促进房地产业平稳健康发展,推动驻郑各商业银行全面落实首套房贷款利率执行4.25%的下限标准,促进二套房首付比例降至40%。

From June 1stto June 30th, the Zhengzhou Municipal Housing Security and Real Estate Administration held a "commercial housing promotion month" event with the motto "Buy a house and enjoy life in Zhengzhou", in order to boost market confidence, stabilize market expectations, and help companies expand sales so that people can settle down and buy houses.

6月1日至30日,郑州市住房保障和房地产管理局主办了以“郑美好·购房节”为主题的商品房促销月活动,提振市场信心,稳定市场预期,助力企业拓展销售,服务群众安居置业。

A series of policies, such as expanded housing subsidies, reduced housing loan interest rates, resettlement with house tickets, incentives for talented individuals to purchase housing, and new provident fund policies, have been recently implemented to activate the real estate market.

近一个时期,加上购房补贴扩大范围、房贷利率下调、房票安置、人才购房激励、公积金新政……一系列政策组合拳应出尽出,为了激活市场几乎火力全开。

Data from the Zhengzhou Housing Security and Real Estate Administration showed that in June, the approved pre-sale area of commercial housing in Zhengzhou was 810,000m2, including 745,500m2 for residential housing and 64,500m2 for non-residential housing. 11,428 units (rooms) of commercial housing were sold in Zhengzhou, with a sales area of 1.449 million square meters and an average sales price of 13,830 yuan/square meter. In June, the sales area of commercial housing increased by more than 99% month over month, which showed that the real estate market has recovered quickly with a strong momentum. Meanwhile, since May, real estate companies have also seized on the opportunity of market recovery and increased efforts to promote their real estate projects. The sales performance of many projects in Zhengzhou has been quite impressive.

来自郑州市住房保障和房地产管理局的数据显示,6月份,郑州全市商品房批准预售面积81万平方米,其中商品住宅批准预售面积74.55万平方米,非住宅批准预售面积6.45万平方米。郑州全市商品房销售11428套(间),销售面积144.9万平方米,销售均价13830元/平方米。6月份商品住宅销售面积环比大幅增长逾99%,足见市场恢复节奏加快,向好势头明显。与此同时,5月以来,房企也抢抓市场回暖机遇,加大推盘力度,郑州许多项目销售业绩较为可观。

On June 22nd, the first batch of this year's centralized land auctions in Zhengzhou ended. All 15 plots of land were sold, of which 2 were sold at a premium. The land for sale covers an area of about 660,000 square meters, and the total transaction price is about 10.7 billion yuan.

6月22日,郑州市今年首批集中供地收官,15宗地块全部成交,其中2宗溢价成交,成交占地面积约66万平方米,成交总价约107亿元。

State-owned enterprises and leading real estate enterprises are focused on the market in Zhengzhou because they are optimistic about Zhengzhou's long-term development prospects. State-owned enterprises such as China Resources Land, Poly, China Overseas, OCT, and China Merchants Group have used one blockbuster project after another to signal their determination to deeply cultivate the Central Plains and their confidence in the vitality and growth potential of this city.

央企、头部房企重仓布局,源自对郑州发展前景的长期看好。作为央企代表,华润置地、保利、中海、华侨城、招商等用一个又一个重磅项目,传递出深耕中原的决心和对城市发展活力、增长潜力的信心。

Many leaders of state-owned enterprises and leading real estate enterprises believe that despite the repeated impacts of the pandemic, the increasing downward pressure on the economy and market demand is less than expected, and the fundamentals of Zhengzhou's long-term economic improvement in the process of accelerating its modernization have not changed. The net growth of Zhengzhou's population continues, and the construction of Zhengzhou's asterisk-shaped high-speed railway network is about to be completed. The new energy vehicle park in Zhengzhou Airport Economy Zone will create about 60,000 to 80,000 jobs. These positives show that Zhengzhou still remains its great development potential, strong resilience, and wide open spaces, and its economic recovery also continues. The dilemmas and risks of Zhengzhou's property market still exist, but in the long run, as a national central city and a new first-tier city, Zhengzhou's urbanization process is ongoing. Zhengzhou's real estate enterprises are willing to contribute to Zhengzhou's dream of being a member of the national team, promoting internationalization, and leading the construction of modern Henan.

不少央企、头部企业负责人认为,尽管受疫情反复冲击、经济下行压力加大、市场需求不及预期等因素叠加影响,但在加快国家中心城市现代化建设的进程中,郑州经济长期向好基本面没有改变,郑州人口持续净流入,郑州“米”字形高铁笔画饱满,新能源汽车落地航空港区,将会带来6万~8万人的就业,这些利好表明郑州发展潜力大、韧性足、空间广的特点也没有改变,经济持续恢复的态势在巩固。虽然郑州楼市困境和风险犹在,但是从长远来看,作为国家中心城市、新一线城市,郑州城市化进程方兴未艾,愿为郑州“当好国家队、提升国际化、引领现代化河南建设”贡献企业的力量。
